Start by testing over Ethernet. If the wired result matches your plan, the bottleneck is Wi-Fi, not your provider.
Move the router up and out: central, elevated, away from metal, mirrors and microwaves. Antenna height beats antenna count.
Split or steer bands sensibly. 5 GHz for anything nearby that needs throughput; 2.4 GHz only for distance and small IoT devices.
Then check channel congestion, update firmware, and disable legacy 802.11b rates if your router exposes them.
